The new build IM Headquarters in Shirley, West Midlands is a total of 80,000 sq ft with a project value of £30 million.
The project has four main elements:
The main element being a new high specification office which will house the new headquarters for IM properties. Based over three floors there will be open plan office space, with meeting rooms and recessed TV screens.
The main reception/showroom area on the ground floor will have a 7m high media screen. Behind the reception will be open plan office space and meeting rooms. There are several relaxed zones where comfortable seating will be located for more informal meetings.
From the ground floor a floating staircase will take you up to the executive first floor where more open plan office space and the meeting rooms can be enjoyed. Windows will have ‘smart glazing’ and at the touch of a button will change from clear to clouded glass for heightened privacy. This area also houses a large twenty seat executive meeting room with an impressive presentation media screen. The balcony along the front of the building overlooks the reception/showroom area.
The second floor accommodates the main breakout area with a fully fitted commercial kitchen. It has a stunning roof terrace for outside dining which overlooks the whole site. At the rear of the second floor will be a custom made gym, golf simulator and nine hole putting green. Infrastructure has been put into place to house several beehives in a secluded area of the rear terrace to enable the kitchen to produce its own honey.
This state of the art facility will utilise a head end computer controlled lighting system across the whole of the site, which is linked to the buildings BMS system, including all external luminaires. The system will constantly monitor all the luminaires and report back to the building management system. If any issues do occur, it will also fully test the emergency lighting on site, thus eliminating the need for the facilities team to manually check the lights. On any given day, should there be an abundance of natural daylight detected, the lighting system detectors will dim down lighting.
Power will consist of underfloor busbar and Intersoc desk modules across all floors and fixed power in areas where required. The main HQ will be backed up by two diesel generators which will work in tandem with a transfer switch to enable the site to run should there be a power cut.
The central core is built with shaped and twisted concrete and off this central core will be male/female w/c’s with automatic flushing systems and Dyson Air taps, these taps both distribute water and hand dry from the same receptacle.
The second element will be a training academy which consists of training rooms with car ramps and workshops. Trainees will be taught vehicle mechanics in a classroom and also in a garage environment. This facility also houses a breakout area and w/c facilities.
The third element is a building for one of IM Properties charity’s namely ‘Christian Vision’. This building consists of an open plan office space/ meeting rooms, breakout areas and w/c facilities. This building will benefit from the same technology as the main HQ building.
All three buildings have a roof solar array to reduce their carbon footprint and reduce energy costs.
The fourth element are the externals which consists of lamp post columns, bike shed, feature pond with fountains and lighting to three 6m high sculptures. The fountains will interact with the BMS system which will propel jets of water over the bridge which crosses the pond. The building and sculptors will be illuminated by over 200 in-ground trough lighting, all controlled via the building BMS system. During night time periods where there is little or no traffic, all external lighting will dim down and hence will save energy.
